Initial Appointment & Valuation

One of our experienced team will meet with you at a convenient time to answer any questions that you may have and offer an opinion as to the must suitable marketing approach and asking price.

 

Marketing And Viewings

Once we have received your kind instructions to market your property we shall prepare eye catching marketing materials including stunning photographs, informative floor plans and handy property guides.  With your permission, we shall show the property to all interested parties ensuring that the property is presented in the very best possible light.  We tend to find that our busy Open House Events result in the highest rental figure being achieved. 

 

Tenancy Negotiation And Preparation

Following our comphrensive marketing approach and busy property viewings we shall slow the process down when reviewing applications of tenancy. All interested tenants will be fully vetted, referenced and credit checked to ensure that their lifestyle and employment fits the property and that the property is affordable and within their budget. If any adverse information is revealed we shall be sure to let you know so that you may make an informed decision as to how to proceed. As landlords ourselves, our guiding principle is "would we let one of our properties to this tenant" and if the answer is no we will not recommend for you to accept their application. Keeping Void periods to an absolute minimum is vital for a profitable portfolio but not at the expense of selecting the wrong tenant who could stop paying from the second month. Time spent in this stage of the process ensures, as much as humanly possible that the right tenant is selected the first time. For your complete peace of mind you are able to obtain rental income protection via our referencing company. 

 

As mentioned earlier, our referencing procedure is very thorough by its nature to best safeguard your investment. The process usually takes 48 hours but can take a little longer if additional checks are deemed necessary by the referencing company. Whilst we undertake these checks it is generally accepted that the property is reserved for the prospective tenant.  

 

Getting Ready For Moving Day

Once we have the full referencing report back and a full "acceptance" from the referencing company we shall then undertake the necessary legal preparations in the run up to the tenants moving in. We will undertake a comprehensive inventory at your request to ensure all parties are aware of the condition of the home at the start of the tenancy and can therefore be held accountable for returning the property in this condition at the end of the tenancy (subject to fair wear and tear being considered). It is absolutely critical to ensure that an inventory is completed as without one making claim to a tenants deposit is incredibly difficult if not impossible should the property be damaged in any way. It is at this point that we will guide you through you obligations in regards to smoke alarms, carbon monoxide detectors, gas safety check and deposit registration. Once everything is in place we will prepare the tenancy agreement and arrange to get your new tenant moved in and settled in their new home. 

 

Ongoing help

Many of our landlords are too busy to be on hand 24/7 to deal with the tenant and property maintenance and that's where we can help too!  For a small monthly fee our experienced property managers are on hand to deal with the day to day running of your investment ensuring that your tenant is safe, happy and of course that there is no disruption to you receiving your rental income each month. We work closely with some of the areas best property maintenance firms who are ready to assist with any planned maintenance or reactive repair work to ensure that your property never falls into disrepair. We will provide full statements and invoices ready for any tax returns that you will need to prepare.
